Can Someone Please Explain This Graph To Me?
I consider myself to be fairly competent in matters concerning retail commercial real estate. It is a rare occasion when I am completely unable to grasp even a basic understanding of a concept or characteristic relating to any particular property. Today I find myself in exactly this position. The graph below has me completely bewildered (my markups are in red – click for larger image).
I’m pretty sure the person that made the graph is equally bewildered.
What in the world is this graph intended to say and how does it translate into selling the property in question?
Why do people put information into marketing brochures just to fill space? I can’t see any other purpose for its existence.

Pretty funny. All this shows is that three different leases covering about 35% of the square footage expire in 2013, 2017 and 2018 respectively. All of that info is conveyed by the blue bars the other two lines are not necessary (or helpful).
Its very funny. There are eight suites in question in the graphical analysis. Four of the eight are vacant. One of the tenants is not even accounted for. Why I need to look at blue bars to see what I can plainly see in a rent roll is beyond me.
marcus & millichap OM, i see. i used to delete the stock graphs and add in different ones. i mean, on the surface i can see what it says very quickly, although i got used to reading the stupid things many years ago. the fact that it doesnt account for vacant or mtm suites is funny. just lazy brokers that dont take the time to realize they can insert their own graphs, or just delete the page in an OM like this where it is not only unhelpful put misleading.
The best is when they are trying to market a property as a long term cash-flow investment and the lines show 100% expiring in a few years all at once. It seems they put the graph in to fill space rather than for enhancing marketability of property.
