A Little Shameless Self-Promotion
Here is a “Just Closed” email flyer I sent out this morning for a deal I just closed. I don’t really want to use this blog to promote all things PCI, but I thought I’d share anyway because the fact that this deal closed in 1 week start-to-finish with a holiday and weekend in the middle is no small feat.
I realize I need to get someone way better at creating these flyers than me. Either that or I need some new software to make it easier to make these things. Suggestions?

wow. mcdonalds deals are generally extremely safe, so i can see how a buyer would be into the tenant. must be pretty nice dirt.

Now answer me this: How in the world did you get a developer to do a deal at below a 6% cap?! I'm in Canada and our banks weren't hit nearly as hard as those in most other countries (I didn't have anything to do with that, honest), and yet we can't seem to generate interest on anything unless it's over 8.5% – even large developers/investors with deep pockets and cash that they need to put into the market on deals with very credit worthy tenants.
Way to go!
Doug – The buyer was not a developer. He was a typical NNN buyer, he just bought the property prior to construction. McDonald's is doing the \”development\” part of the deal.
