Buyer Requirement Email Done Properly

Yesterday I wrote a post about a buyer requirement email that was so all encompassing it was essentially useless to the author.  This morning a new buyer requirement email landed in my inbox and, as luck would have it, the email was well targeted and gives me some good content for a follow-up post.  If you read the content of the email below you can see that this broker clearly has a very specific buyer need.  Anyone with a property that fits these requirements will almost certainly contact this broker immediately.  The broker adds a point at the bottom of the email giving him further credibility by stating that this is an existing client of his and that he has closed other recent transactions with the client.

Immediate Buy Need

  • Single Tenant Net Lease Property
  • Deal Size: $1 – $4 Million
  • Lease Term: Less than ten (10) years remaining on the lease (looking for short term leases)
  • Expenses: Absolute NNN
  • Bumps in the Rent
  • Tenant Preference: TBC Corporation credit only:

Buyer has closed two properties with us this year and has another one under contract. They would like to buy two more properties before year end.

The specificity of the requirement will lead to high quality submittals.  There are not too many buyers only looking for automotive related properties to purchase.  I’m sure this broker will have his client in a deal in no time flat.
